Planning application for 45 Hardcastle Road – residents' attention

Residents may be interested to know that a planning application has been submitted for 45 Hardcastle Road, directly opposite Edgeley Park.

The proposal would change the property from a dwellinghouse to an 8-bedroom large HMO, alongside a two-storey rear extension, loft conversion and rear dormer.

Given the location, we are particularly conscious of the existing parking and highway pressures around Edgeley Park, including concerns residents have raised with us about the impact of matchdays and events on the residential parking permit zone.

We have therefore asked for the application to be called in to the Central Area Committee, so that elected Members have the opportunity to consider the proposal and its potential impacts.

Our request highlights matters including:

• Existing parking and highway pressures around Edgeley Park
• The potential impact on the residential parking permit zone
• Additional parking demand and vehicle movements associated with an 8-bedroom HMO
• The cumulative impact of HMOs and intensified residential uses
• Residential amenity, including noise, disturbance and privacy
• The scale of the proposed extensions and their impact on neighbouring properties
• Waste and servicing arrangements

This is not a decision on the application. The purpose of requesting Committee consideration is to ensure that these matters can be properly considered by elected Members, alongside the planning officer's assessment and representations received.
